Touch 1 — The rebrand and the survivors (D+5)
Subject: the rebrand's the headline, the survivors are the story
Nancy —
>
The "We Are Now Downtown Atlanta Inc" banner is up, "Visionaries. Caretakers. Champions." Three names folding into one is a genuine who-we-are-now moment, and downtown's telling that story well.
>
The part nobody's put on camera yet is the businesses that were here before the change. The ones that kept their doors open while the district redeveloped around them. Those people have been living the who-we-are-now story for years, and nobody's ever pointed a camera at them to say it.
>
A 60-second cut of that does two jobs. It tells a dues-paying member we see you, and it shows the next business what downtown membership actually means.
>
If a long-timer comes to mind, somebody who's been here since before the surge, that's where I'd start.
~115 words. Delivers a concrete story angle drawn from downtown's own rebrand (the "We Are Now Downtown Atlanta Inc" modal, "Visionaries. Caretakers. Champions."). Distinct from the first touch's Stitch-recap hook and from Midtown's "legacy member" phrasing. Names no business; "you pick it" carries over without re-offering the free shoot.
Touch 2 — Free asset: the one-page concept (D+12)
Subject: a one-page member-story concept, yours to use
Nancy —
>
I put together a one-page concept for a Downtown Member Stories series. It's written so you could hand it to a dues-paying member and call it a benefit, or drop it into a recruitment packet. It's below, the whole thing, no strings.
>
Downtown's got plenty of momentum right now — the rebrand, the State of Downtown Report, the blocks still going up around Centennial Yards. A series like this is how that momentum gets a face instead of staying a press release.
>
If the "one story a month" rhythm reads like something Downtown Atlanta Inc. should run, that's the part I'd want to build with you.
>

The one-pager is Appendix A below. Self-contained, ready to paste into an email or drop into a PDF/Google Doc. Framed around the rebrand + report, not a copy of the Midtown one-pager.
Touch 3 — The L5P proof point, honest (D+20)
Subject: what the Little Five Points series is showing me about district orgs
Nancy —
>
I'm putting a short interview series together over in Little Five Points right now, so I'll be straight about where it stands: early. No finished episodes to show you yet.
>
What I keep noticing isn't about the camera. It's that the district org is the multiplier. One relationship with the organization that represents the block, and suddenly you're not chasing thirty shop owners one at a time — you've got one door into all of them.
>
That's the position Downtown Atlanta Inc. is already in. You speak for the whole district. A member-story series turns that into a camera in every member's shop.
>
When the first L5P cuts land I'll send you one, so you can judge it instead of taking my word.
>

~120 words. Claims only what's true on disk: the L5P series is "putting together," no episodes, no metrics. The "district org is the multiplier" line is a structural observation, not a fabricated client outcome — no L5P org is claimed as a client here.
Touch 4 — Report + brand rollout timing hook (D+28)
Subject: the report has the numbers, the members are the faces
Nancy —
>
The State of Downtown Report 2025 is up on the site. I read it the way I read every one of these: a lot of numbers about a place that's really made of people.
>
Here's the gap. The report tells you downtown's moving. It can't show you the person whose shop has been downtown for twenty years and stayed through all of it. That's a video, not a cell in a spreadsheet.
>
The timing's good for it too. The data's out now, and the full "Downtown Atlanta Inc." brand rollout is still coming. Shoot a few member stories this fall and the brand launch has a library of faces ready, instead of a logo and a press release.
>
If the calendar's already set, no problem. The stories keep either way.

~125 words. Uses CAP/ADID's own current material (State of Downtown Report 2025, confirmed "Now Available" on the July 2026 site capture; the pending full brand rollout). Does not assert specific dates or a World Cup lead-up — that window has already closed (see Flags).
Touch 5 — Door-open close (D+36)
Subject: leaving the door open
Nancy —
>
I've sent a few notes over the last month and won't keep them coming if the timing's off. Downtown's got a lot on its plate right now.
>
The offer stands as it was. If Downtown Atlanta Inc. ever wants its members on camera — for the brand launch, the next report, or a single shop that's been here forever — I'm around.
>
And when the Little Five Points series is actually finished, I'll send you a link anyway. You can judge the work instead of my notes.

~90 words. No ask, no recap, no guilt. Leaves the relationship intact and closes on the honest forward promise (the L5P link), which doubles as a reason to keep the thread.
Flags — read before sending
1. Channel. Email to nzintak@atlantadowntown.com is primary. If Brandyn has Nancy's direct LinkedIn, the shorter touches (3 and 5) can go as DM. Pick one channel per touch; don't double-send email + LinkedIn.
2. Verify Nancy Zintak is still in role before Touch 1. The staff directory was last captured Feb 28 2026 (live site still 403s). It's now September and the org is mid-rebrand. Lynne Tanzer (Marketing Manager, ltanzer@atlantadowntown.com) is the fallback for a content pitch; A.J. Robinson's office only top-down.
3. Rebrand naming. The org's own modal says "call our organization Downtown Atlanta Inc.," but the legal name is still Central Atlanta Progress (footer: © 2026 Central Atlanta Progress). The messages use "Downtown Atlanta Inc." as their preferred name. If the full brand rollout hasn't landed or they've gone a different direction by send time, swap to "Central Atlanta Progress."
4. Touch 1 and 4 name no business. Broad Street and Woodruff Park are district references, not member names. Keep "you pick it" framing; if Brandyn knows a real long-tenured member he can name it.
5. Touch 3 must stay at "early / putting together / no finished episodes." Do not upgrade to filmed episodes or results until that's actually true. This is the touch most at risk of overclaiming.
6. Touch 4 report year. "State of Downtown Report 2025" is confirmed current on the July 2026 capture. If a 2026 report is out by the time this sends, swap the year. Also confirm the full brand rollout is still pending before asserting it.
7. Stop the moment they reply. This is a conversation, not a drip. Any response restarts as a real thread and the remaining touches get dropped.
Appendix A — "Downtown Member Stories" one-page concept
The deliverable for Touch 2. Self-contained; paste into an email or drop into a PDF/Google Doc.
Downtown Member Stories — a series concept for Downtown Atlanta Inc.
What it is. A short video feature, one member business at a time. A sit-down with the person who runs it, in their place, then a 60-second cut they can post anywhere.
Why now. Downtown just told the city who it is — "Visionaries. Caretakers. Champions." The full brand rollout is coming. A member-story series puts faces on that identity before the logo does. The State of Downtown Report has the numbers; the members are the people behind them.
What a member gets.
- A 60-second cut they own, sized for their own socials
- A longer version for their site or a board meeting
- Proof that being a downtown member means being seen
What Downtown Atlanta Inc. gets.
- A retention tool: members renew when they feel seen
- A recruitment tool: the next business watches a neighbor on camera and wants in
- A footage library for the brand launch and the next State of Downtown Report
How it runs. One business a month, shot in place, no production footprint on the member. The org picks the business. The story comes out of whatever they actually care about.
Where to start. The first one is on Ghost Coast Video. After that, the rhythm gets figured out together.
Notes for Brandyn
- Appendix A is ready to deploy as a one-page PDF or Google Doc for Touch 2.
- Strongest touch if only one gets sent: Touch 1 (rebrand + survivors angle). Touch 4 (report + brand rollout timing) is the close second, because it's tied to what's actually on their site right now.
- Downstream asks stay held until a real conversation, per the first-touch draft: paid recurring series, activation/event coverage, the Stitch/Centennial Yards milestone storytelling, member-directory intros, sponsorship. None appear in this sequence.
- World Cup deliberately left out. FIFA World Cup 2026 ended July 19, so "World Cup lead-up" was not usable as a future hook even though the dispatch suggested it. If you want a World Cup-legacy angle ("Atlanta is now a World Cup city"), that's a separate rewrite I can do.
- Verification this tick. Re-confirmed against the Feb 28 2026 Wayback staff-page capture (latest available; live site still 403): A.J. Robinson (President), Nancy Zintak (VP, Communications & Engagement, nzintak@atlantadowntown.com, 404-658-5910), Lynne Tanzer (Marketing Manager), Jennifer Ball (COO), Alex Frankcombe (Director, Art & Activation), Jack Cebe (Stitch Director). The July 27 2026 homepage capture confirms the "We Are Now Downtown Atlanta Inc!" rebrand modal, "State of Downtown Report 2025 — Now Available," Art & Activation (art.atlantadowntown.com), and Free Downtown Yoga at Founders Green running weekly through Sep 26 2026.
- No fabricated clients, metrics, or member names anywhere. The only orgs named are CAP/ADID/Downtown Atlanta Inc. themselves; the L5P reference is held at "putting together."
