CAP / ADID (Downtown Atlanta Inc.) — Interview-Series / Partnership Intro
Target: Central Atlanta Progress (CAP) + Atlanta Downtown Improvement District (ADID) — atlantadowntown.com
Tier: A — downtown commercial-district org; the coordinating entity for all of downtown's redevelopment
Channel: Email (direct staff addresses are published) / LinkedIn DM
Contact: Nancy Zintak, VP Communications & Engagement (primary); Lynne Tanzer, Marketing Manager; A.J. Robinson, President (top-down)
Built: 2026-09-12 (night-shift)
Wedge: Interview-first, same play as the L5P series and the Midtown Alliance item — the interview is the door; the relationship yields paid work / sponsorship downstream.
Context
CAP is the private not-for-profit (501(c)4, est. 1941) that plans and promotes downtown; ADID is the community improvement district it founded in 1995. Together they're the single coordinating body for the biggest redevelopment surge the city has seen in a generation — Centennial Yards, The Stitch (the park capping the Downtown Connector), the Broad Street Boardwalk, Woodruff Park, and the Art & Activation program. They're also mid-rebrand: a site modal (captured July 2026) announces CAP + ADID + ATLDTN are now unified as "Downtown Atlanta Inc." ("Visionaries. Caretakers. Champions."), with a full brand rollout still pending.
Unlike Midtown Alliance, CAP/ADID publishes its staff directory with direct contact info, so there's no guessing on the channel. The comms function is staffed (Nancy Zintak, VP Communications & Engagement; Lynne Tanzer, Marketing Manager) and there's a whole Art & Activation arm (Alex Frankcombe) — which means the org already spends on the story of downtown, but the member businesses themselves don't usually get a camera. That's the same gap GCV fills in Midtown and L5P: a short interview series featuring member businesses is a membership-retention/recruitment asset for CAP (something they can hand dues-paying members as "your story, on video") and the interview-first wedge for GCV — each feature is a credible third-party voice, and the relationship opens paid series work, activation/event coverage, and sponsorship downstream.
Verification (this session): Org confirmed active via a July 2026 Wayback capture of atlantadowntown.com (live site blocks bots, 403) — events calendar runs through Sept 2026, "State of Downtown Report 2025" is promoted, World Cup 2026 content is live. Staff confirmed via a Feb 28 2026 Wayback capture of the staff page: A.J. Robinson — President (aj@atlantadowntown.com, 404-658-1980), Nancy Zintak — VP, Communications & Engagement (nzintak@atlantadowntown.com, 404-658-5910), Lynne Tanzer — Marketing Manager (ltanzer@atlantadowntown.com), plus Jennifer Ball (COO) and Alex Frankcombe (Director, Art & Activation). Address: 84 Walton Street NW, Suite 500, Atlanta GA 30303. Emails are published obfuscated ("nzintak at atlantadowntown.com") — the real addresses are the obvious @ form.

Subject: A short video series on Downtown's businesses
Nancy —
>
The "Lighting the Way to the Stitch" recap is what got me to write this. Downtown's telling the story of what it's becoming — the cap over the Connector, Centennial Yards, all of it. The member businesses themselves don't usually get that same camera.
>
I make short documentary video in Atlanta, Ghost Coast Video. I'm running a short interview series in Little Five Points right now — five minutes with a shop owner in their place, then a 60-second cut they can post. The person who built it, saying why it matters.
>
That's a series Downtown could run on its own members. I'd put the first one together on me, no invoice, you pick the business. If it lands, we figure out the rest.
>
Worth a conversation?

Message — LINKEDIN DM (shorter, 1:1 to Nancy Zintak)
Nancy — I make short documentary video in Atlanta, Ghost Coast Video. I'm running a short interview series with L5P business owners, and Downtown's the natural next district. I'd like to pitch you a short video series featuring CAP's member businesses. First one's on me, you pick the business. Worth a quick chat?
Downstream asks (after the first interview lands — don't lead with these)
- Paid recurring series: a standing "member story" feature, funded by CAP's comms/marketing budget
- Activation & event coverage: Woodruff Park programming, Broad Street Boardwalk, Art & Activation activations, Atlanta Legacy Makers, the Daffodil Project — event reels and activation sizzles the org already promotes
- The Stitch / Centennial Yards project storytelling: construction-to-opening milestone coverage (a natural long-running editorial thread)
- Intro to member businesses for individual paid reels (CAP membership is the door into the whole downtown directory)
- Sponsorship / shooting-date partnerships, same as the L5P play
Before sending
1. Verify Nancy Zintak is still in role. Sourced from the Feb 28 2026 Wayback capture of the staff page; it's Sep now and the org is mid-rebrand. Check atlantadowntown.com/cap/about/cap-staff or her LinkedIn before sending. If she's moved, Lynne Tanzer (Marketing Manager) is the fallback for a content pitch; A.J. Robinson's office only if it's top-down.
2. Rebrand timing. CAP/ADID/ATLDTN announced a unification to "Downtown Atlanta Inc." as of July 2026, with a "full brand update coming soon." Confirm what name the org is actually going by before sending — "CAP" may be retired by now. If uncertain, "Central Atlanta Progress" is still the safe, legal name.
3. Channel: Direct staff emails are published on the site, so email is the warmest 1:1 (unlike Midtown, which only surfaced a general box). nzintak@atlantadowntown.com is primary. Don't double-send email + LinkedIn.
4. Don't name-drop specific member businesses unless you can confirm they're actually CAP members. "You pick the business" sidesteps that.
5. The L5P reference is the honest proof. If the L5P series hasn't actually filmed anything yet, keep it as "running" only if true; otherwise "putting together" (as in the Midtown draft). Adjust if any L5P episodes are done.
6. A.J. Robinson has held the president's chair since 2002 and is confirmed current only through the Feb 2026 capture — don't assume a top-down approach reaches him without a warm intro.
Status log
- 2026-09-12: draft written by night-shift worker. Org verified active (July 2026 site capture, events through Sept 2026); rebrand to "Downtown Atlanta Inc." flagged. Nancy Zintak (VP Communications & Engagement) identified as the current lead with a real direct channel (nzintak@atlantadowntown.com / 404-658-5910), A.J. Robinson (President) and Lynne Tanzer (Marketing Manager) as backups. Brandyn to confirm the current name + contact before sending.
